Application Fee
- One application is required per occupant 18 or older. $50 application fee is non-refundable.
Requirements
- Background Check: Criminal background checks will be conducted. Applicants will be denied for convictions involving registered sex offenses, violent crimes, or fraud.
- A minimum Equifax credit score of 600 is required. Medical collections will not be considered. Co-signer can be utilized at the landlord’s discretion when the applicant does not meet credit requirements.
- Applicants must have verifiable income supporting a debt-to-income ratio of 50% or less.
- Rental History: No evictions within the past seven (7) years and no outstanding balances owed to previous landlords or utility providers.
- A valid government-issued photo ID is required for all adult applicants.
- If you answered ‘yes’ to an eviction or criminal record, you may optionally provide additional information regarding the circumstances or outcome.
Deposit
- A deposit will hold a property for up to 30 days.
- Deposits are due within 24 hours of lease signing.
Co-signer
- A co-signer can be utilized at the landlord’s discretion when the applicant does not meet credit requirements.
Pets
- Initial pet fee equal to 1/4 month’s rent + monthly pet fee of $25/per pet
